My Main Experience

During the past 20 years has been with boundary determination surveys, land title ownership, trespass, and other boundary issues whilst also acting as an Expert Witness in court either as a single expert or a jointly appointed expert by the two parties.

The type of services that I am able to provide are as follows:-

  • Land ownership & title disputes
  • Boundary disputes and demarcation
  • Property sub-divisions and setting out
  • Setting out boundaries for fencing contractors
  • Determination of Boundary Plans for Land Registry applications
  • Preparation of plans for first registration for Land Registry
  • Preparation of lease plans for Land Registry
  • Surveys for rights of way and easements
  • Civil Procedures Rules (CPR) Part35 compliant survey reports
  • Preparation of survey plans in CAD format (dwg and/or pdf)
  • Attending court to act as a single or joint expert witness
  • Land surveying and area/volumetric calculations

Availability & Delivery

I can normally commence work within one week of receiving instructions in writing, subject to weather conditions. Delivery of reports and plans is normally one to two weeks following a site visit, but this depends upon the size and complexity of the survey area and the number of documents and plans that have to be used in the analysis for the report.

Fees

Generally, my fees are calculated on an hourly basis since a number of factors have to be taken into account before providing a fixed fee, including:-

  • Amount of documentation to read and to analyse prior to visiting site
  • Complexity and difficulty of the matter to resolve
  • The survey area or size of the site
  • Accessibility and visibility of site conditions (e.g. vegetation, trees, etc)
  • Return travel time to and from site and number of visits
  • Supplementary discussions following the initial report

Disbursements for travel expenses, parking and materials will be charged in addition to my fees. I can provide a free cost estimate prior to a site visit based on the information available at the time.

Terms & Conditions: All work will be carried out in accordance with the Royal Institution of Chartered Surveyors standard terms and conditions of contract for Land Surveying services, a copy of which is available upon request. Payment terms are 14 days from date of invoice, which will be submitted after delivery of the survey report.
